This research is concerned with studying the impact of socio economic transformations on the urbanism process it starts with the assumption that such factors are the most essential and fundamental aspects of urbanism particularly of new urban communities. The main hypothesis presented in the first chapter hypothesizes that studying such socio economic factors in case studies would allow us to chart not only the historical development of a particular urban area but also to predict the positive and negative possibilities of its future growth.
To pursue such a hypothesis, the second chapter focuses on identifying these different socio economic factors as well as analyzing their impact on Cities. An extensive literature review allows for the development of an analytical method that has the possibility of applying the impact of such factors on an Egyptian case study. The purpose here is to develop criteria that can be extracted from the case studies and applied in general terms as a mechanism of assessing the performance of specific urban areas. The literature review included analyzing many examples from both the global north and global south to identify the specific socio economic factors that may be most relevant to the Egyptian context.
The third chapter focuses primarily on presenting two case studies, one from the global north, and the other from the global south, and it presents an analysis of both of these urban areas which have been built as new urban communities to extract the criteria for assessing their success or failure in achieving the urban planning intentions behind their construction. The two areas selected which may be considered satellite cities in classifications are Almere in the Netherlands and Uttara in Bangladesh. Through an analytical method, their similarities and differences are studied in a manner that allows for the identification of assessment criteria that can be applied in the context of the Egyptian case study. This included the structure of the neighborhoods, the employment status of their residents, the nature of their housing and urbanism, the process of their urban management, and their connection to the main nearby metropolis.
The fourth chapter offers a focus on the city of El-Sheikh Zayed, a major development outside of Cairo that started in the 1995s. As a new urban community, El-Sheikh Zayed is studied and analyzed using a variety of methods which included surveys, direct interviews with individuals, interviews with professionals to understand its condition using the urban measures developed from the earlier case studies. The research reveals much about the current condition of this urban area, and it documents the aspects of satisfaction and dissatisfaction of its residents with the level of urban services available as well as their concerns for its rapid and often unregulated urban growth.
In the fifth chapter, the final chapter of this thesis return to the original hypothesis presented in the first chapter and uses the criteria extracted from the two earlier case studies to assess the current condition of El-Sheikh Zayed and extrapolate its future trajectory. The thesis concludes by offering some recommendations about the process of preserving the quality of life in a new urban community that is undergoing massive urban transformation.
