Abstract

The entire research is concerned with a main problem that is demonstrated in: ”Absence of a comprehensive framework that is capable of achieving efficient architecture management of Smart Buildings Projects (SBP) in Egypt”. In Egypt, there is no specific framework to manage smart buildings projects. Architects, project managers, etc. only use very preliminary guidelines to build their design. Lack of framework is a major reason for risks facing smart buildings projects through their life cycle in Egypt.
The research focuses on Smart Buildings Projects (SBP), which is considered a new trend and very important type of projects in Egypt and worldwide. In Egypt, Smart Village is considered the first attempt to establish SBP, The New Administrative Capital in Egypt is considered the second attempt to build SBP and the first attempt to establish a smart city. To establish a new smart city in Egypt, guidelines or framework are urgently needed.
The thesis aims at introducing an approach through a comprehensive framework that is capable of managing the process of establishing smart buildings projects (SBP) in Egypt through preventing, or at least minimizing the need to re-answer the same questions or face the same challenges on every project. The research illustrates the importance of integrating Facility Management and Life Cycle Cost Assessment and clarifies the challenges which may face SBP through their life cycle in Egypt.
The objective of this thesis is fulfilled through the following:
The Theoretical Background which is covered in unit one aiming at proposing a theoretical framework for SBP in Egypt. The objective of the unit was achieved through the following:
 Analysis of researches and studies of SBP that have been conducted in Egypt and worldwide during the period from 2010 to 2020.
 Identification and analysis of key challenges facing SBP in Egypt.
 Introducing some approaches for managing the challenges of SBP in Egypt.
 Analysis of available frameworks of SBP and selecting the most suitable framework that can be adapted and amended to be applied on SBP in Egypt.
 Finally, a theoretical framework of SBP in Egypt was concluded; this framework was then analyzed and updated in the analytical part of the research.
The Analytical Study which is covered in unit two and composed of three main parts as follows:
 Analysis of SBP in Egypt and worldwide from a practical point of view; the main aim is to validate the smart categories that were concluded in the theoretical part of the study.
 Generation of conceptual framework of SBP in Egypt.
 Application, Validation, conclusion, and recommendations of the study.
The thesis contains six chapters and the conclusion as follows:
Chapter one aimed at collecting data and assessing the status of SBP in Egypt and worldwide from a theoretical point of view. The objective of chapter one was fulfilled through analyzing available researches and studies in the field of SBP and extracting and comparing available definitions and characteristics of SBP in Egypt and worldwide.
Chapter Two aimed at identifying and analyzing the challenges that face SBP in Egypt to be able to avoid or at least mitigate them while establishing new SBP. The objective of the chapter was fulfilled through identification of challenges based on analysis of literature source, application of questionnaire survey to verify the previously identified challenges and comparing the challenges of SBP in Egypt that were extracted from analysis of literature sources to the ones that were concluded from the analysis of literature sources. Finally, the main challenges of SBP in Egypt that continue for more than two phases through the life cycle of a project were determined.
Chapter three aimed at introducing some approaches that can be incorporated in the architecture management process of SBP in order to achieve an integrated framework to face the challenges of SBP in Egypt; this is in addition to facilitating the process of achieving the identified smart categories. The objective of the chapter was fulfilled by analyzing the concepts of facility management, architecture management and life cycle cost assessment.
Chapter Four aimed at assessing the status of frameworks of SBP in Egypt and worldwide; this was fulfilled through collecting data about available frameworks, analyzing the collected data and comparing the principles, targets, pros and cons of analyzed frameworks. Accordingly, the most comprehensive frameworks were determined, and their concepts were used as references and guidelines through the process of designing a framework for SBP in Egypt.
Chapter Five concentrated on assessing the current status of SBP in Egypt and worldwide; the main aim was to stand on the main smartness categories and characteristic of SBP from a practical point of view. The objective of the chapter was fulfilled through collecting data related to SBP in Egypt and worldwide, comparing between national and international experience of SBP from a practical point of view and finally; determining the actual smart categories and features of SBP from a practical point of view and comparing them to the results of the theoretical part of the study.
Chapter Six collected the output of all the previous chapters and designed a framework for efficient design management of SBP in Egypt. The designed framework was distributed among some experts of SBP for evaluation and validation; accordingly, an updated SBP was generated. The final framework was then applied on two case studies in Egypt and the results of application were pointed out.
Chapter Seven summarizes the main and secondary objectives of the research; this is in addition to pointing out the main conclusion, limitations and recommendations of the entire study.
