Abstract

.. Construction Delay is the most common cause of construction disputes and claims.
7’’Time is money” - this expression is perhaps nowhere more truly than on the construction site. Every construction contract states or implies that work will be perfOlmed over a certain period of time. Contractors and owners rely on this expectation. An owner might enter into leases
. with prospective tenants for its proposed building. A contractor will commit its resources to other projects. Delay will usually frustrate these plans, causing inconvenience and loss to the innocent party.
In addition, a contractor may be asked to accelerate production in order to make up for lost time. This will usually result in overtime, decreased productivity, scheduling problems, and a corresponding increase in costs.
PUlpose of this scientific report is to identify and rank the main causes of delay in the planning and design phases in building construction projects in Egypt fi’om the point of view of the main project parties: contractors, consultant, and the owners, the parties responsible and how delay can be avoided.
An explanation of delay and delay damages, presented in a straightforward, Furthermore, steps to analyze, recognize & deal with delay, then preparing claims & recovering of delay damages.
Upon finishing this study, there are several fmdings gathered. The types of risks found are classified into few categOlies which are physical risk, construction risks, design risks, political risks, fmancial risks, legal - contractual risks and environmental risks.
Methodology
By means ofliterature review various delay analysis methods
The preliminary data for this scientific report were collected through a literature review and the use of a questionnaire survey
(M.E., Abd El-Razek, H.A. Bassioni; & A. M. Mobarak). A survey questionnaire was developed to assess the perceptions of contractors and consultants of the relative importance of construction delay causes, the questionnaire was distributed to a random sample of contractors and consultants (each with a minimum experience of 15 years in construction & excellent knowledge ofproject management).
Responses to the questionnaire were then collected and analyzed. The analysis included ranking the different causes according to the relative importance indexes for both contractors & consultant’s responses
The questionnaire was divided into two parts:
Part one: paliicipant’s personal information (e.g.; contact infOlmation, age, position, and experience)
Pati two: project information (e.g.; measurement of the importaIlce of the causes of delay). The 32 causes of delay were grouped according to responsibility (contractor, consultant, owner, and common responsibility), two extra blank rows were provided to give the patiicipant a chaIlce to add any fiuiher causes.
